The Ndarugo Affordable Housing Project in Juja Constituency, Kiambu County, has recorded notable progress, with construction now 20 per cent complete as of early January this year.
The project forms part of Kenya’s national Affordable Housing Program (AHP), which seeks to expand access to decent and affordable housing for low- and middle-income earners.

According to the Clerk of Works overseeing the site Mr. James Murangiri, the ongoing phase covers a wide range of residential units and public facilities.
“The project is 20 per cent complete currently, comprising 200 housing units, a secondary school with 14 classrooms, an eight-classroom primary school, four ECDE classrooms, a multipurpose hall, a dining hall, and two blocks for a dispensary,” he said.
Implemented through the Boma Yangu platform under the Ministry of Lands, Public Works, Housing and Urban Development, the development will feature a mix of studio, one-bedroom, two-bedroom, and three-bedroom housing units. Social amenities have been integrated into the design to support a sustainable and inclusive community.
The estate’s proximity to the Thika superhighway offers residents easy access to Nairobi, positioning it as a strategic response to rising housing demand in Juja, a peri-urban area experiencing rapid growth.
The project construction momentum has also been underscored by engineers working on-site. James Muigai, a mechanical engineer and intern under the Affordable Housing Cohort 1, described the progress as steady and well-coordinated.
“The good progress will translate to timely achievement of the project. The work is smooth from excavation to backfilling,” he noted.
Muigai also highlighted the value of hands-on experience, saying the site offers practical exposure beyond theoretical training.
With tenders issued and addendums released towards the end of 2024, the Ndarugo Estate is expected to play a role in the government’s target of delivering more than 500,000 housing units by 2026.
Local stakeholders say the project is likely to spur economic activity through job creation and improved infrastructure once completed.
As observed by professionals on the ground, the project’s steady progress reflects effective oversight and skilled execution.
Upon completion, the Ndarugo Affordable Housing Project is expected to provide the much-needed housing, strengthen local economies, and advance Kenya’s broader goal of ensuring dignified housing for all.
